Starting over on a 60-year-old deck
A lot of Livonia houses are on their third or fourth roof, and not every past roofer started from scratch. It’s common to find two layers of shingles, felt that has turned to paper, and plank or plywood decking that has been wet more than once around the chimney and along the eaves.
That is why we tear off everything down to the decking. Once the deck is bare, we walk it, photograph it and replace any boards that are soft, rotted or delaminated. You see those photos before the new roof goes on, so you know exactly what was found and fixed.
Then we build the roof as a system. Drip edge at the eaves and rakes. Ice and water shield on the bare deck at the eaves and valleys, which matters on the low-pitch ranch roofs found all over Livonia. Synthetic underlayment, new flashing at the chimney and walls, new pipe boots, and intake and ridge ventilation sized for the attic. Owens Corning Duration or Duration FLEX shingles finish it off. Boards protect the house and landscaping, a dumpster is included, and the yard is cleaned every day.

Every layer of your new roof
A complete roof replacement covers far more than shingles.
Full tear-off
Old shingles and underlayment come off to the decking so nothing is hidden under the new roof.
Decking inspection
We photograph the bare deck and replace soft or rotted boards before the new roof goes on.
Ice and water shield
A self-sealing membrane at the eaves and valleys, where ice dams and runoff push water uphill.
Owens Corning shingles
Duration and Duration FLEX architectural shingles, with colors you can preview in Design EyeQ.
Balanced ventilation
Intake at the soffits and exhaust at the ridge keep the attic cooler in summer and drier in winter.
Flashing & drip edge
New drip edge, step flashing and pipe boots, so the details last as long as the shingles.
Why we recommend a full tear-off
A layover puts new shingles on top of the old layer. It skips the tear-off, but it also hides the decking, adds weight to the roof under a Michigan snow load, and makes it hard to install ice and water shield and flashing properly. Shingles laid over an uneven old roof can also show every lump.
A tear-off costs more up front because of the labor and disposal, but you get a look at the decking, a clean surface for every layer of the system, and only one layer to remove next time. Building codes also limit how many layers a roof can have.
Cost is driven by the roof’s size, pitch, number of existing layers and how much decking needs replacing. Qualified homeowners can spread it out with 25 months same-as-cash. See financing details.
| Tear-off | Layover | |
|---|---|---|
| Decking | Inspected, repaired | Hidden |
| Ice and water shield | On the deck | Limited |
| Roof weight | One layer | Two layers |
| Flashing | All new | Often reused |
| Next reroof | One layer off | Two layers off |

A full tear-off on a close-set street
Livonia lots are neighborly, so a replacement has to be planned around the houses next door as much as yours.
Many Livonia homes sit on modest lots with driveways side by side and neighbors a short distance away. On a tear-off, especially one with two layers coming off, that means planning where the dumpster goes, protecting the siding and plantings on both sides, and sweeping driveways and lawns with magnets every evening. We keep you briefed at the end of each day so you always know where the job stands.
Multiple layers
Older overlays come off completely so the deck can be inspected and repaired.
Neighbors protected
Debris stays on your lot, and nails are swept from driveways and lawns every day.
