Why one contractor

Brick fronts, siding everywhere else

A lot of Livonia houses were built with brick on the front and siding on the gables, the sides, the back or the second story of a colonial. Much of that siding is aluminum or early vinyl that has been on the house for decades. It fades, dents, cracks in the cold and lets go at the seams, and the wood sheathing behind it can stay wet without anyone noticing.

Most siding leaks don’t start in the middle of a wall. They start where the wall meets the roof: the side of a dormer, a porch roof, the garage tie-in, or the bottom of a roofline that dumps water against the siding. When the roofer and the siding crew are different companies, those joints are where nobody takes responsibility.

We handle the roof, gutters and siding, so step flashing and kickout flashing go in correctly and the siding laps over them the right way. We remove the old siding, inspect and photograph the sheathing, replace soft or rotted wood, install a weather barrier, and put the new siding and trim on. If your roof or gutters are due as well, doing the work together keeps every joint covered.

What we do

Siding work for Livonia homes

From a storm-damaged wall to a full re-side done with a new roof.

Full siding replacement

Old siding removed, the wall checked and repaired, and new siding installed over a proper weather barrier.

Whole-house exterior

Siding repair

Cracked, loose or missing panels replaced and blended in when the rest of the siding is still sound.

Repair before replace

Roof-line flashing

Step and kickout flashing where walls meet the roof, so runoff can’t get behind the siding.

Where many leaks start

Rot & sheathing repair

Soft sheathing and trim found under old siding are photographed, shown to you and replaced.

Fixed before it’s covered

Trim, soffit & fascia

The edges around windows, doors and eaves finished so the siding, gutters and roof line meet cleanly.

Repair, re-side, or do it with the roof

Not every house needs new siding. If the damage is limited to one wall or a few panels and the rest is sound, a repair is the honest answer. When the siding is cracked, faded or loose all over, or water is getting behind it, a full re-side makes more sense.

If your roof is also getting old, doing roof, gutters and siding together is often the smartest move: the flashing at every roof line is done once and done right, and you can choose shingle and siding colors side by side. We’ll walk you through material and color choices at the estimate, and you can preview Owens Corning shingle colors with the Design EyeQ visualizer.

Either way, the estimate is in writing, with photos of the damage we found, so you can compare it fairly.

“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Siding in Livonia

Updating the outside of a mid-century home

New siding is one of the biggest changes you can make to how a Livonia house looks and holds up.

Livonia’s ranches, bi-levels and colonials share a few common siding layouts: brick on the lower front, siding on the gables and upper walls, and a mix of materials around porches and garages. Replacing the siding is a chance to fix the flashing at every roof-to-wall joint, choose a color that works with the brick, and get rid of aluminum that dents and chalks.

Works with brick

Siding colors and trim chosen to suit the brick that already faces the street.

Flashing fixed

Step and kickout flashing set right where porch, garage and dormer roofs meet the walls.

Sheathing checked

Old siding comes off so we can find and photograph wet or rotted wood underneath.

Roofing questions

Siding questions from Livonia homeowners

Replacing siding and tying it into the roof.

Do you replace the old aluminum siding on Livonia homes?
Yes. We remove the old aluminum, inspect the sheathing underneath, repair any damaged wood and install new siding with a weather barrier.
Do I need a permit for new siding in Livonia?
Siding replacement may need one depending on the scope. Check with the City of Livonia’s building department for the current requirements at your address.
Can you side just the gables or the back of my house?
Yes. Many Livonia homes have brick on part of the house and siding on the rest. We can replace only the sided areas, and we’ll talk through matching or contrasting with the brick.
Should I do siding and roofing at the same time?
It often makes sense. The flashing where roofs meet walls is shared work, and doing both together lets one crew make sure every joint is covered.
How do I know if water is getting behind my siding?
Look for stains, peeling paint inside, warped panels or soft spots near rooflines and windows. We check those areas during the free inspection.
What affects the cost of new siding?
The wall area, how much trim and how many windows and corners there are, the siding product, and any sheathing repair. The inspection and written estimate are free.
